The foreigner who buys immovable that worth at least 250.000 American Dollars or equivalent amount in Turkish Lira, and puts the title deed records not to be sold for three years, gains Turkish Citizenship.

With the Presidential Decision directive 106, published in the official gazette dated at 19.09.2018, Regulation on the Amendment of the Regulation on Application of Turkish Citizenship Law made the acquisition of Turkish Citizenship possible through the purchase of the immovable property worth 250.000 USD from the title deed or the promises of the purchase from the notary. The natural person obtains Turkish Citizenship with his spouse and children under the age of 18, providing that he purchases at least 250.000 USD or equivalent amount of currency of immovables or promises to purchase and puts the title deed for not to sell it for 3 years.

CONDITIONS OF THE PROCESS

  • The property must be purchased after 19.09.2018.
  • The immovable must be purchased from the land registry or preliminary sales contract must be issued from a notary.
  • The immovable value of 250.000 USD must be paid to the landlord from the bank.
  • Citizenship application should be made to the General Directorate of Land Registry and Cadastre.
  • The Real Estate Appraisal Report should be issued by the licensed expert of the Capital Markets Board (CMB) that the value of the property is 250.000 USD.
  • In terms of Property Valuation Report, the currency value of TL at the date of transfer of the immovable from the title deed shall be calculated in USD and according to effective exchange rate of the Central Bank of Turkey and/or cross foreign exchange rate.
  • The General Directorate of Land Registry and Cadastre shall establish an unsalable for 3 years annotation for the title deed registration of the immovable.
  • Persons of foreign nationality must personally respond to the Invitation to the General Directorate of Citizenship Affairs.
  • Foreign real persons can purchase a maximum of 30 hectares and may acquire limited real rights throughout Turkey.
  • The immovable must remain outside the military prohibition and security zones. In this respect, the General Directorate of Land Registry and Cadastral Authority and the competent military authorities should decide that it is suitable for acquisition.
  • Real persons of foreign nationality may qualify for immovable and limited real estate up to 10% of the district area subject to private ownership.
  • Legal restrictions established in favor of foreign legal entities and natural persons of foreign nationality in accordance with their own legislation shall not apply in terms of contract of pledge.
  • Immovables, that are; acquired contrary to the provisions of the Law; determined to be misused by the relevant Ministry and administrations; not applied for in the given time on project condition purchases or that are not carried out, are subject to liquidation provisions.
